Awaab’s Law: What Landlords Must Know About Damp, Mould & Legal Responsibility in 2025
The introduction of Awaab’s Law is a defining moment for housing standards in the UK; it’s not just for social landlords. At Halle Properties, we’re urging private landlords to prepare now, as the government signals its intention to extend these new legal obligations to the private rented sector.
Named after Awaab Ishak, a two-year-old who tragically died due to prolonged exposure to mould in a social housing flat, the law introduces strict timeframes for investigating and resolving damp and mould complaints. While currently enforced in the social housing sector under the Social Housing (Regulation) Act 2023, the Renters’ Rights Bill is expected to bring private landlords under the same legal framework.
Under Awaab’s Law, landlords will be required to:
- Investigate complaints within 14 days
- Begin repairs within 7 days of identifying a hazard
- Complete all necessary work within 21 days
These deadlines are not just best practice; they will be enforceable. Landlords who fail to act could face legal action, fines, or even criminal liability if tenant health is compromised.
This shift has prompted many landlords to reassess their current maintenance processes. Questions around liability, contractor delays, and tenant reporting timelines are becoming more urgent. At Halle Properties, we take a proactive approach by conducting regular inspections, document all tenant communications and work with reliable contractors who can respond quickly.
It’s also important to understand that this law is not just about compliance, it’s about protecting tenant health and maintaining the long-term value of your property. With over 2.7 million households in England affected by damp or mould, the government is taking a firm stance on landlord accountability.
As the private rented sector becomes more regulated, Halle Properties is here to support landlords with expert guidance, trusted maintenance partners, and up-to-date legal insights. Awaab’s Law is coming, and preparation is key.
